This is a big one. Pre-approvals will guarantee your mortgage rate for up to four months. This step also allows real estate agents, and the selling home owner know - that you're serious about your offer.
MAKE YOUR OFFER
Now that you've found your desired home, your real estate agent will put together a purchase offer on your behalf. Upon closing, you have 7 days to complete a home inspection, by a home inspector and to finalize your financing.
ADDITIONAL COSTS
Home owners insurance, Land transfer and Property Taxes's, Home inspection, and Lawyer fee's. These are all cost to factor in your budget.
ALMOST THERE
Your lawyer will have the finalized paper word a few days before closing. This is where you sign the necessary documents, pay the down payment and all of the additional costs (as mentions in the previous step).
